Dubai Sports City – an impressive real estate mix

Apart from being home to the largest sports space and facilities, Dubai Sports City

(DSC) offers its residents an impressive mix of apartments and villas suited for a

variety of budgets.

DSC villas comprising Victory Heights and Gallery Villas fascinate both tenants and

buyers. While the Gallery Villas are still under construction and yet to be handed over,

Victory Heights is a fantastic community which has all the right attributes, from parks

to pools, to suit family living. It is home to the Els Golf Club, which offers dining options.

Property consultant Abisoye Odimayo says that the Victory Heights market value of a

townhouse ranges between about Dh2.S million up to Dh3.3 million depending on the

type, location and condition of the property. The independent villas start from around

Dh3.7 million upwards. However, when Victory Heights is entirely complete, it will have

approximately 1,000 villas.

Conversely, there is a steady flow of development within the apartment complex in DSC

with new towers coming up over the months. They are in different themes like Venetian,

Mediterranean, Classic European, Spanish Andalusian and Arabian. The popular Canal

Residence complex is set on a Riviera -style waterfront. Prospective buyers or tenants are

free to choose from various housing options, from studio to three- bedroom. Some of the

buildings offer fully furnished apartments, says Odimayo, and are targeted for travelling

business executives who are looking for a convenient location to stay when in Dubai.

Odimayo reveals apartments are being-leased quickly and their rental value is

extremely competitive compared to neighboring communities like MotorCity, which

demands a higher premium. DSC residents also get to enjoy amenities and retail facilities

located in MotorCity like Spinneys, while more commercial and retail facilities are being

introduced within.

Commuting is easy with all the new road systems linking DSC to Sheikh Mohammed

Bin Zayed Road. Additional road developments and signages can increase the demand

for the residential units. However, the diverse range of accommodation options in DSC

has been warmly received by existing residents and continues to attract new buyers/

tenants in the area.
